  • Office leasing and sales

    P grade, A grade and refurbished stock across Centurion CBD, Highveld Techno Park and the Route 21 corporate park. We negotiate escalation, beneficial occupation and the tenant installation allowance line by line, and we tell a landlord when an asking rental is not going to hold.

  • Retail leasing

    Line shops, convenience centres and standalone sites. The trade area comes first: footfall, anchor mix, turnover rent, and the parking ratio that genuinely supports the tenant mix rather than the one on the site plan.

  • Industrial and warehousing

    Mini units through to distribution warehousing along the N1 and R21. Height to eaves, yard depth, power supply, sprinkler class and truck access get checked before a single viewing is booked, because that is what ends most industrial searches.

Method

How a mandate runs.

Four steps, in this order, every time.

  1. Brief and comparables

    We take the requirement, then price it against what has actually let in that node this quarter rather than against asking rentals.

  2. Shortlist and inspection

    A short list of buildings we have walked, with the faults named. Viewings are booked in one run so a decision can be made while the stock is still available.

  3. Offer and negotiation

    Escalation, beneficial occupation, tenant installation, operating costs and the reinstatement clause are negotiated together, because trading one against another is where the value is.

  4. Handover

    Lease signature, deposit and guarantees, snag list and the practical handover to the landlord agent, with the file kept intact for renewal.
